What we check
- Every gas appliance: boiler, hob, cooker, fire
- Flues and chimneys for safe removal of combustion gases
- Gas tightness of the installation
- Ventilation for each appliance
- Safety devices and burner pressure
What you receive
A Landlord Gas Safety Record (often called a CP12) covering every appliance checked. You must give a copy to existing tenants within 28 days of the check, and to new tenants before they move in.
If something fails
We'll explain what failed and why, make anything dangerous safe, and quote to repair it — often on the same visit, so the certificate can be issued without a second trip.
For letting agents and portfolio landlords
We can coordinate access with tenants directly and combine the check with a boiler service. Ask us about handling several properties.

Questions people ask
How often do I need a gas safety certificate?
Every 12 months for each rented property with gas appliances. You can have the check done up to two months before the deadline and keep the original renewal date.
How much does a CP12 cost?
It depends on how many appliances are in the property. Call us with the details and we'll give you a price up front.
Can you deal with my tenants directly?
Yes. Give us their contact details and we'll arrange a time that suits them.
