What a service includes
- Visual check of the boiler, flue and pipework
- Flue gas analysis to confirm safe, clean combustion
- Check and clean of the burner, heat exchanger and condensate trap where needed
- Gas pressure and flow checks
- Safety device and control checks
- System pressure and expansion vessel check
- A written record of the service for your warranty
Why it matters
Most manufacturers require an annual service by a Gas Safe registered engineer to keep the warranty valid. A service also checks for carbon monoxide risks — a poorly burning boiler can produce CO without any obvious signs.
Best time to book
Late summer and early autumn, before the heating goes on full time. That's when we can catch a weak part before the first cold snap.
Landlords: we can carry out the service on the same visit as your gas safety certificate.

How long does a boiler service take?
Typically 45 minutes to an hour, depending on the boiler and what we find.
Is a boiler service the same as a gas safety certificate?
No. A service checks and maintains the boiler. A gas safety certificate (CP12) is a legal safety check of every gas appliance in a rented property. We can do both on one visit.
